THE Torrumbarry Weir Holiday Park is a stunning 10-hectare bush idyll overlooking Australia’s longest river, and offering new owners long-term profits.
The park sits right on the banks of the might Murray, surrounded by the spectacular Torrumbarry Weir, and it is flanked by the beautiful Gunbower National Park.
The location is a bush idyll near the villages of Torrumbarry, Gunbower and Patho, and just 25km north-east of the major centre of Echuca.
The leasehold park is on offer for $1.95m.
There are 115 annual site holders to ensure all-year round, guaranteed income at the park, along with other income streams. The property also has eight tourist cabins and a two-bedroom house to let.
The current owners have been there for 23 years, and have done a wonderful job expanding and developing the facilities.
They have recently completed work on a camp kitchen and are refurbishing the top amenities block.
But with only three cabins presently having river frontage, there is enormous potential for new owners to grow that accommodation option.
Tim Symes, from Tower Business Brokers, said the park offered the opportunity to buy a thriving property right on the Murray River, and one which still had great growth potential.
“It’s the perfect spot with a good income already from the annual site holders,” Mr Symes said.
“It’s location makes it something of an oasis right on the Murray but at the same time it’s not too far from Echuca and other key places in the area for services.”
Torrumbarry, on the Murray Valley Highway, was named after a pastoral run which was established in 1842.
The weir, which is used for all manner of water sports, is about 15km north-west of Torrumbarry village, and serves as a lock on the river and as storage for an irrigation system that extends westwards to Swan Hill.
At the nearby Echuca/Moama twin towns, the Murray is surrounded by iconic red gum forests, and there is the opportunity to cruise the great river there on an historic paddle-steamer.
There are also superb local wine regions nearby, a marvellous art trail, walking and cycling tracks, and the chance to watch the sun go down amid stunning colours beside a riverside campfire.
Some of the other great attractions in the area include the 5-hectare Cactus Country, an Australian desert landscape featuring more than 4000 species of cacti and succulents, and the Kyabram Fauna Park which is home to more than 600 native Australian animals including koalas, dingoes, kangaroos, wombats, wallabies, echidna, emus and flying-foxes.
The kangaroos, emus and wallabies roam free.
The 160-hectare Billabong Ranch offers pony rides and camel rides, indoor archery, bungy trampolines, indoor mini golf with sensor activated noises, pedal boats, a 30-metre rock climbing wall, and outdoor ten pin bowling.
“It’s a magnificent part of Australia,” Mr Symes said, “and the Torrumbarry Weir Holiday Park is a great opportunity to own a large piece of it, and to have a really good business there as well in a stunning location.”
