As the only pub in a town surrounded by prosperous cotton farms and cattle stations, the thriving Collie Hotel does a roaring trade.
It is the primary destination for food, beverages, accommodation, and events for the town and a welcome stopover for trucks and travellers plying the Oxley Highway in the Central West of New South Wales.
Collie is 522 kilometres north-west of Sydney and 35 kilometres west of Gilgandra in the middle of a wealthy agricultural area that includes Warren and the regional hub of Dubbo.
Hugo Weston from Savills said the pub has shown year-on-year growth, with the turnover for the most recent financial year around $1,800,000.
It presents a 30 percent yield.
The owners have a young family and are seeking a lifestyle change. They are looking for offers above $1.7m.
“The Collie Hotel is a terrific business with enormous potential,” Mr Weston said,
“It’s the local watering hole for an affluent clientele and for all the people travelling through, truck drivers and travellers.”
At the moment there are only four accommodation suites at the Collie, but the property sits on 4295 square metres with significant land available to build cabins or motel rooms and capitalise on the high demand from contractors, truck drivers, and tourists.
The hotel operates as a "hands-free" investment with a loyal team of 13 bar staff as well as a sponsored chef on a four-year deal. Having a sponsored chef is a huge asset for a regional pub as finding qualified chefs can be a challenge.
The prospect of developing an inland railway and a nearby wind farm around Collie in the next six months will attract scores of workers to the area and boost accommodation needs for years to come.
“At the moment the hotel is almost always booked out in accommodation, with 99 percent occupancy rates year-round,” Mr Weston said.
“The railway and the windfarm will mean a lot more people needing a place to stay.”
The Collie Hotel provides a one stop destination for food and beverage, accommodation and local events including rodeos, car shows and live music concerts that draw tourists from all over Australia.
The hotel has a bar and restaurant, large front and rear beer gardens, and country style rooms sleeping 14 guests in total.
The owner/manager’s residence has three well-sized rooms and large open living areas.
Mr Weston said the management team at the Collie “go above and beyond, are reliable and very enthusiastic which suits the pubs character”.
“With its affluent trading reputation, minimal operational cost and popularity amongst the Central West community, the asset is perfect for any astute investor and/or owner occupier to add to their portfolio.
“It’s a great opportunity create a passive investment with rapid cash flow among immense generational wealth.”
