The iconic Hydro Majestic Hotel, one of Australia’s most celebrated heritage hotels, has been offered for sale via an International Expression of Interest campaign managed by specialist hotel brokerage firm HTL Property. The landmark Blue Mountains property presents a rare opportunity to acquire one of Australia’s most recognised heritage hospitality assets.

Commanding an extraordinary position along the escarpment overlooking the Megalong Valley, the Hydro Majestic combines more than 120 years of history with an established hospitality operation and significant potential for future growth.

Located approximately 90 minutes from Sydney within the UNESCO World Heritage-listed Blue Mountains, the hotel comprises 84 guest rooms and suites and is recognised for its distinctive Art Deco architecture, dramatic setting and enduring place in Australian tourism history.

The property’s food and beverage offering is central to the destination experience. The Wintergarden Restaurant is renowned for its High Tea and panoramic views across the Blue Mountains, complemented by Salon du Thé and the Boiler House Café, located within the hotel’s historic former power station.

Originally opened in 1904 by retail visionary Mark Foy as Australia’s first hydropathic health retreat, the Hydro Majestic has played a distinctive role in the evolution of Australian hospitality and tourism. Over its history, the hotel has welcomed prominent guests including Sir Arthur Conan Doyle and Australia’s first Prime Minister, Sir Edmund Barton. Today, guests continue to experience this rich legacy through guided heritage tours, showcasing the meticulously preserved Casino Lobby, its magnificent domed ceiling and the grand Majestic Ballroom.

The property also holds a valuable hotel licence, providing scope for the future introduction of gaming entitlements, subject to regulatory approvals. In addition, the expansive landholding presents further opportunities for strategic enhancement and value creation.

Genuine additional revenue levers such as these support the opportunity to further enhance the scale and value of this iconic Australian hotel asset,” Durran said.

The property also offers longer-term potential to explore additional tourism experiences, further strengthening its position as a destination in its own right.

The sale comes amid continued domestic and international interest in the Blue Mountains, alongside growing demand for distinctive, experience-led hospitality assets.

Managed exclusively by HTL Property, the Hydro Majestic Hotel is being offered for sale via an International Expression of Interest campaign, concluding 24 September 2026.
