Lake Charm is a small, quaint, picturesque slice of relaxed Australian life three hours from Melbourne and a million miles from care.
The village sits on the Murray Valley Highway in Victoria’s north, wedged between a lake of the same name, as well as Kangaroo Lake and Racecourse Lake.
The area is a magnet for holidaymakers into water-skiing, boating, fishing and scenic drives. Birdwatchers have an abundance of species to captivate them.
The nearest big town is Swan Hill, half an hour away on the Murray River. The Pioneer Settlement there is a popular tourist attraction, along with the Heartbeat of the Murray show, a 360-degree multi-media spectacular.
The Pelican Waters Holiday Park, on the foreshore of Lake Charm, is a pet-friendly, popular and spacious 3-hectare tourist haven that is now on sale for $1,625,000.
The park has 13 cabins, and 21 powered sites for holiday rentals, as well as another 50 sites for annual site holders.
“Lake Charm is a beautiful spot to holiday,” says Tim Symes, of Tower Business and Real Estate, “and the Pelican Waters Tourist Park is a wonderfully presented caravan park with water, and potential, everywhere you look.
“It represents a great opportunity to buy in to an amazing business.
“The business is constantly improving and has great potential to grow. Plus you can wake up to magical views of Lake Charm each day.”
The park continues to grow and evolve with the addition of three new cabins as well as a jumping pillow overlooking the idyllic lake.
Lake Charm has been accommodating travellers since an inn was opened there in 1858, to service the mail and coach route between Kerang and Swan Hill.
The town of Kerang is just a few minutes’ drive from Lake Charm and offers shops, restaurants and cafes.
Half an hour from the Pelican Waters Holiday Park is the famous Murrabit Country Market held on the first Saturday of each month, and offering local produce and local crafts.
The spacious sites at Pelican Waters are big enough for buses and motorhomes, and can accommodate visitors wanting to stay hitched up to their caravans. The cabins are modern, clean and comfortable.
The kiosk is fully licensed and does a roaring trade in ice and ice creams, groceries, pies, pasties and sausage rolls, bread and milk.
Mr Symes said features of the Pelican Waters Holiday Park included a “lovely 3-bedroom, 2-bathroom residence overlooking Lake Charm”, a playground and jumping pillow, as well boat parking, storage, and a boat ramp adjacent to the property.
“There is also the scope to add more cabins, sites or annuals,” he said.
He said the park presented a marvellous opportunity to couple an idyllic lifestyle with a wonderful business that continues to improve.
