Savills Hotels are pleased to offer to market, the Capricorn Hotel Motel, located at 22 Arthur Street, Blackwater, Queensland.

The hotel is positioned on a significant 1.55 ha* site, located approximately 190km west of Rockhampton, 60km east of Emerald, and only minutes from Blackwater’s town centre.

The property is for sale through Leon Alaban and Kathryn Brassington of Savills Australia.

Blackwater is a town located in the Central Highlands region of Queensland and is surrounded by a mix of agricultural land and coal mining area. Leon Alaban, National Director – Hotels QLD Savills Australia said, “The hotel benefits from being situated in a thriving coal mining province and offers further upside through undertaking additional renovation and refurbishment works”.

Blackwater is well-connected by road and is subject to high vehicular exposure, being situated on the Capricorn Highway. Regular bus services operate to and from the town, connecting it to other major centres in the region. The closest major airport to Blackwater is Rockhampton, 200km* away.

Established in 1977, the Capricorn Hotel’s facilities comprise of a public bar, beer garden, bistro, gaming room (15 EGMs) & Keno, function room, drive-through bottleshop, and accommodation (36 motel rooms).

Kathryn Brassington, Associate Director – Hotels QLD Savills Australia said, “The pub currently possesses strong weekly trade across all departments, with turn over approximately $140,000 per week plus gaming revenue”.

“Given the strong trade and the current earnings, it is expected that the hotel could fetch a sale price for the freehold going concern interest upwards of $8,000,000.

“Comparative to metropolitan cities and regions the opportunity will offer a compelling passing yield for buyers”, concluded Mr Alaban.

The Freehold Land and Buildings and/ or the Business (Leasehold) of the Capricorn Hotel Motel is being offered for sale by way of Private Treaty through Savills Australia.
