The transaction was negotiated by Leon Alaban, Managing Director, Pubs & Accommodation and Co-Head, Hotels & Hospitality, Australia & New Zealand, and Kath Brassington, Associate Director, Hotels & Hospitality, on behalf of the vendor.

Located at 87-91 Drayton Street, Dalby QLD 4405, Drovers Motor Inn occupies a substantial 3,358sq m* landholding and is strategically positioned just minutes from Dalby's central business district, providing convenient access to major commercial, agricultural and energy-related industries that underpin the region's economy.

The property was acquired by Deltine High Yield Motel Fund and joins the group's growing portfolio of regional accommodation assets, which includes New Crossing Place Motel & Apartments in Seymour, Victoria, Roseville Apartments in Tamworth, New South Wales, and the Platinum International Motel in Toowoomba, Queensland. The acquisition of Drovers Motor Inn marks the fund's 9th acquisition, well on the way to its '50 motels in 5 years' target.

The motel comprises 34 well-appointed guest rooms across a range of accommodation configurations, including Deluxe Queen Rooms, Executive King Suites, a Two-Bedroom Family Apartment, Executive Spa Rooms and Two Accessible Rooms catering to a diverse mix of corporate, contractor and leisure travellers. Additional guest amenities include conference facilities for up to 50 guests, BBQ facilities, complimentary parking and free unlimited Wi-Fi.
