Rare absolute beachfront new Queensland caravan park on the market
Rules Beach Caravan Park

An unrivalled opportunity to own an absolute beachfront new caravan park for sale on a prime parcel of land between Bundaberg and Gladstone has come on the market with ResortBrokers.

ResortBrokers Managing Director Trudy Crooks and Central Queensland Broker Nathan Benjamin is selling the freehold of Rules Beach Caravan Park’s 196 campsites on 3.4ha as an Expressions of Interest Campaign.

“Perched on the edge of a pristine beach and surrounded by national park and farmland, and just over an hour north of the major city of Bundaberg, Rules Beach is set to become one of the region’s most popular tourist destinations thanks to its setting,” Ms Crooks says.

“The infrastructure build of the civil works, including sealed bitumen roads is finished and lagoon pool, camp kitchen, toilet block, café, office and manager’s residence will be built this year. The developer aims to have the park fully operational in time for the 2023 grey nomad season.

“This will be the only caravan park on the market which has been fully developed as a turnkey operation, and it has been a labour of love for the past 20 years for the developer John Callanan of Tareeda Properties, who has five decades of experience and success in commercial and real estate development”.

The caravan park is part of a multi-use plan for the whole site which includes 15 beachfront lots, 14 two-bedroom freehold villas, and a rural service centre which could provide further opportunities for the incoming buyer.

In June 2020, the developer opened several glamping tents to test the market which proved successful, fetching $300 a night.

“Rules Beach is one of those classic, untouched pieces of coastline which hark back to the days of old when you could pull into a caravan park overlooking the ocean and simply get back to nature in a sub-tropical setting,” Ms Crooks says.

“Situated on the oceanfront, Rules Beach is several kilometres long and runs the full distance between Baffle Creek and Broadwater Creek.

“It is the only beach left on the Discovery Coast on which you can legally drive a four-wheel drive vehicle and is the way to reach the mouth of Broadwater Creek.

“Named after the Rule family – one of the early pioneering families in the area – Rules Beach also benefits from the fact that it’s a desirable beach suburb in the Central Queensland region which is one of Australia’s most important mining and resource producers and the country’s largest beef producer.”
