The picturesque Murray River town of Cobram has an abundance of attractions, some of the finest stone fruit in the world, and an accommodation business just ripe for purchase.

The beautiful Cobram Willows Caravan Park presents a golden opportunity to own a freehold property that is beautifully presented, well priced and which comes with outstanding customer reviews and repeat bookings.

Cobram Willows is set on more than 3ha of serenity on the outskirts of a vibrant Victorian town, and includes powered caravan sites and brick cabins which are nestled between the park’s shady, mature poplar trees.

The current vendors have worked diligently upgrading and implementing new and exciting improvements but there is still room for expansion.

Cobram Willows is located in magnificent “Peaches and Cream Country”, that is largely devoted to orchards and dairy, 65 kilometres north of Shepparton, and close to the Murray River.

Marketing agent Tim Symes, from Tower Business and Real Estate, said Cobram Willows, on sale for $1.5million, was “a beautiful tree-lined park with main road exposure, a new in-ground swimming pool and playground, and a renovated three-bedroom residence.”

“The vendors have a real eye for detail and there is absolutely nothing to spend on the property,” Mr Symes said. “It is in great condition."

“Extensive works have been completed on the amenities block, cabins and units have been upgraded and there have been new roadworks that have added drive through sites, making the park ready for expansion."

“All the repairs and maintenance have been done to a really high standard."

“Cobram Willow is a very popular and well-rated park. The diverse range of customers include grey nomads, families, and all-season workers employed in the local agricultural industries.”

At the last census, Cobram had a population of 6014 and its sister town Barooga, on the other side of the Murray, had 1817.

The area features the Cobram Barooga Golf Club with 36 championship-standard holes. The well-regarded Old Course winds through stands of red gums and some holes are next to billabongs or the Murray River. Kangaroos may well be watching you tee off.

Holidaymakers also are well served with abundant fishing, kilometres of bike paths along the Murray, paddle boat cruises, eco-tours, wineries and olive groves.

The “Cobba” paddle boat sets out from Thompsons Beach (Australia’s largest inland beach), and idles along the Murray past lovely clear water and white sand. Summer twilight cruises draw tourists from around Australia. Visitors always see kangaroos, and sometimes koalas.

The Cobram area also boats the Big Strawberry farm, at nearby Koonoomoo, a huge cactus garden, and locally produced artisan cheeses.

The Big Strawberry is a must for families. Visitors can pick their own strawberries and have lunch in the strawberry-themed café that offers kids an outdoor playground and an indoor games room.

The Byramine Homestead was built in 1842 by explorer Hamilton Hume for his sister-in-law and her nine children after her husband was killed by bushrangers.

Visitors can tour the impressive National Trust house, including its unique fortress room, and the surrounding gardens, notable for their historic elm trees. Devonshire tea is served and there is a brewery and cider house in the grounds.
