Brisbane’s Albion Manor Motel’s leasehold has been acquired by a private syndicate entering the Queensland accommodation market for the first time.
The transaction follows an off-market expressions of interest campaign that attracted strong interest from qualified investors from both Queensland and interstate, highlighting the depth of demand for well-located Brisbane accommodation assets at a time when quality opportunities remain tightly held.
CBRE Hotels’ Director Hayley Manvell and Senior Negotiator Taylor Morris managed the campaign.
Positioned on Sandgate Road, one of Brisbane’s key arterial corridors, Albion Manor Motel benefits from convenient access to Brisbane Airport, the CBD, Royal Brisbane and Women’s Hospital, Suncorp Stadium and major infrastructure associated with the Brisbane 2032 Olympic and Paralympic Games.
The property comprises 16 well-appointed guest rooms and a two-bedroom manager’s residence, supported by a swimming pool, guest laundry, BBQ facilities, luggage storage and ample undercroft parking across a 1,112sqm site.
Ms Manvell said, “Albion Manor attracted strong interest from the outset, reflecting both the quality of the asset and the confidence investors have in Brisbane's accommodation market. Its strategic location, strong trading fundamentals and proximity to key demand drivers, transport and future Olympic infrastructure made it particularly compelling to buyers. With quality accommodation assets remaining tightly held, competition for similar opportunities continues to intensify.”
Ms Morris added, “The successful purchaser was attracted by the opportunity to secure an established accommodation business with operational upside through owner operation in a market underpinned by significant population growth, infrastructure investment and increasing visitor demand. We continue to receive strong enquiry from both local and interstate investors seeking Brisbane accommodation assets, and this transaction demonstrates the favourable conditions currently available to owners considering a sale.”
