There are 10 lush hectares on the banks of Australia’s mightiest river, and a thriving business waiting for new management.

The Apex River Beach Holiday Park is situated in the heart of Mildura, one of Victoria's premier tourist destinations. It comes with its own beach and massive potential for growth.

The Park currently has a whopping 180 powered sites with unlimited unpowered sites available to further grow the business.

A vibrant regional city full of contrast, Mildura connects Australia’s longest waterway, the mighty Murray River, to the outback and offers something for everyone.

It is also known as the heart of Victoria's Food Bowl and is a major producer of citrus fruits, especially oranges and grapes. The local area also supplies more than 70 per of Australia's dried vine fruits.

Tourism is a $210 million industry in the town with 30 percent being domestic tourists visiting friends or relatives.

It’s position on the Murray River also has made it a haven for water sports, paddle-steamers and boat cruises, while the still conditions make Mildura ideal for hot air ballooning, with events such as the Mildura International Balloon Fiesta having attracted many visitors. The Australian Inland Botanic Gardens, located nearby in Mourquong is another popular attraction which draws visitors to the city.

With the leasehold on offer at the Apex River Beach Holiday Park for $2.2 million, there is the opportunity to expand further on what has been a thriving business.

Ricky Symes from Tower Business & Real Estate said the current owners had been in the park for 15 years and were ready to move on.

“A new lease has been negotiated with council with a generous capital works program, giving a new owner a long lease to work with,” he said.

“The park currently has 17 cabins that are used for tourists, but this should and will grow as part of the capital works.

“This park has massive upside with the ability to grow online presence as well as utilise more of the river frontage with cabins. A unique and picturesque location in one of Victoria's premier tourist destinations should be music to all buyers’ ears.”

Some of the powered sites are big enough to fit large motorhomes, and there are many un-powered sites, and cabins as well, along with clean, spacious showers.

The park is at the end of a road, also, meaning there is no passing traffic.

Since its settlement by Europeans in the mid-19th century, Mildura has been a country home for the arts.

Organisations such as the Red Cliffs Musical Society, Eisteddfod, Mildura Ballet Guild and Mildura Country Music Festival have helped grow the town’s reputation for local talent and a creative community.
