There are retirement plans, and then there is offering an island leasehold in Fiji to spend more time with a grandson who carries your name.
For Sunil “Sunny” Mishra, owner of Sunny Bay, the next chapter is about family. For an incoming purchaser, it could be about creating a coastal destination where holidaymakers check in and others decide they would quite like to stay.
Helping with the sale is Sunny’s son, Shane Mishra of Xillion Consulting. He is representing his father, but there is a personal incentive too. Shane lives in Australia with his family and would like his dad a little closer, particularly now there is a young grandson, Genesis Eli Sunil Mishra, to get to know.
Fiji certainly knows how to make leaving difficult. A warm welcome, a change of pace and the prospect of spending rather more time beside the water than looking at a screen make a compelling case.
Behind the holiday appeal is an established tourism market that has reached a significant milestone. Arrivals for the 12 months to June 2026 reached 1,003,233, the first time Fiji had passed one million visitors on a rolling annual basis, according to ANZ Pacific Insight’s analysis of Fiji Bureau of Statistics data. Australia remains the largest source market, while tourism is estimated to account for around 40 per cent of Fiji’s GDP.
It is within this coastal tourism landscape that Sunny Bay is seeking its next owner.
At Saweni, Lautoka, the holding combines a hotel development site with 31 residential lots. Connected to the mainland by a short bridge, it is approximately 15 minutes from Nadi International Airport and Lautoka city, according to the listing. White-sand foreshore and bay frontage provide the setting, with Vuda Marina, First Landing Resort and Anchorage Beach Resort nearby.
For Shane, a key part of the appeal is that Sunny Bay is accessible while retaining a feeling of seclusion, away from the busier tourist hotspots. For a future accommodation project, there is plenty to like about that. A convenient arrival after a flight, followed by the feeling that you have left the bustle behind, is a good way to begin a holiday.
There are opportunities to explore further afield too, with Tourism Fiji listing island day trips departing from Vuda Marina.
At the heart of Sunny Bay is a 7.33-acre parcel zoned Special Use for hotel development. Concept plans prepared by Nadi-based Ali Design envisage a 90-room first stage. The surrounding residential lots have lease areas ranging from 1,088 to 1,669 square metres.
Perhaps the vision is a boutique resort complemented by villas. Perhaps residential development comes first, with the hotel following later.
Shane says that offers for the whole holding are preferred although there may be scope to discuss selling the hotel site separately to a resort developer, or the residential lots together as one parcel to a residential developer. Alongside staged development and joint venture possibilities, this gives purchasers several avenues to explore, with any future project subject to the necessary design and approvals.
“Sunny Bay is extremely accessible, but it still has that beautiful feeling of seclusion, tucked away from the hustle and bustle of the busier tourist areas,” he said.
“The hotel site and residential lots offer plenty of flexibility. A purchaser could consider the whole holding or develop in stages. With the right vision and funding, we believe there is an opportunity to create a real drawcard for Fiji.”
The family’s connection to building and hospitality goes back decades. Sunny has spent more than 30 years delivering hospitality and infrastructure projects across Fiji and New Zealand, with Shane helping on New Zealand projects during his teenage years.
Shane later spent a year as general manager of his father’s business before moving to Australia in 2019. His work included school classrooms and government rehabilitation projects following Cyclone Winston, the UN Women project at Rakiraki Market, and work at Golden Point Resort and Dolphin Island.
Sunny, who is approaching 70, lives at Golden Point Resort, which his wife runs. His daughter and her family have also recently moved to Australia, while the arrival of Shane’s son provides another persuasive reason to make more time for family. A grandson named after you is a very good one.
Sunny Bay is his final development landholding, although his construction business remains available to discuss planning and delivering a future build for the incoming purchaser.
The property is held under state leasehold tenure running to 2116. Power and piped water are available, while the final approach road is currently unsealed. Prospective buyers can request the information memorandum for the lease, survey, valuation and concept details.
Expressions of interest close at 4pm AEDT on Thursday 26 November 2026, unless sold prior.
For one owner, it is time to hand over the plans. For someone else, the drawing board awaits.
