Boutique accommodation specialist The Holidayist Group has expanded its growing coastal portfolio with a Brunswick Heads acquisition on the New South Wales north coast.
CBRE Hotels negotiated the sale of The Brunswick, a reimagined, design-led, boutique hotel, following a competitive on-market campaign.
The result represents the first accommodation transaction in Brunswick Heads since 2019, setting a new benchmark for the tightly held coastal market.
Offered on behalf of private investors, the four-week sale campaign drove significant buyer engagement and attracted multiple competitive offers.
Vendor Kylie Anning said, “There's nowhere quite like this town, and The Brunswick has always reflected its unique character. We're so pleased to hand it on to new owners who truly appreciate what makes Brunswick Heads so special.”
The acquisition is the third for The Holidayist Group and its first in New South Wales.
Since launching three years ago, the group has also acquired the Cheshire Cat Motel and The Burleigh Break Motel in Burleigh Heads, both on the Gold Coast, as part of its focus on the small format, boutique accommodation sector
Matty Roberts, Group Managing Director of The Holidayist, said, “Brunswick Heads has always had enduring appeal for us, and opportunities to acquire established accommodation assets in the area are so rare. The Brunswick has so much potential and represents an exciting milestone to expand our growing collection of boutique motels into the Northern Rivers region of New South Wales.”
Reopened in 2020 following a comprehensive refurbishment, The Brunswick comprises 18 well‑appointed guest suites, supported by a swimming pool and deck, guest lounge, spa treatment room, reception, and a conference room.
CBRE Hotels’ Director Hayley Manvell said the property’s premium positioning near the Brunswick River and the town’s hospitality and retail precinct had been a key driver of buyer interest.
“As the first accommodation transaction in Brunswick Heads in seven years, this sale highlights the tightly held nature of the market and the continued strength of investor demand for quality coastal accommodation assets,” Ms Manvell said.
“Buyers are increasingly recognising the long-term appeal of established coastal markets, where limited opportunities to acquire, combined with strong destination appeal, create a compelling investment proposition.”
CBRE Hotels’ Senior Negotiator Taylor Morris added, “The campaign generated more than 200 enquiries in just four weeks, with interest spanning private investors, accommodation operators, owner-operators and developers. Importantly, that interest translated into multiple competitive offers, demonstrating the breadth of the buyer pool for quality coastal accommodation.”
