Beautiful Bundaberg is the place where fields of golden cane meet the southern-most point of the Great Barrier Reef, where the local loggerhead turtles crawl across the same beach on which the legendary aviator Bert Hinkler first experimented with flight.
Bundaberg is a magical place, world famous for sugar, rum and brewed soft drinks, and it is one of Queensland’s great tourism hubs, four hours from Brisbane and three from Rockhampton.
Andrew Jackson from HTL Property is marketing the outstanding investment opportunity that is the BIG4 Cane Village Holiday Park in the Bundaberg suburb of Avoca.
The freehold going concern is a strong performing caravan park with development potential in a bustling regional location.
Mr Jackson said the park was on a substantial 1.8-hectare site and returned $1.28m in total income for the 2023 financial year. That figure was expected to rise for the new financial year.
Expressions of interest close at 4pm on May 2.
“It is a mixed-use park in a prime location with plenty of upside potential,” Mr Jackson said.
“The offering involves 106 caravan sites; 23 semi-permanent occupants and 83 tourist sites, but it is still within walking distance to the Stocklands shopping centre, cinemas, clubs, and parks.
“It’s a park that has consistent year-on-year income growth from tourists, long-term visitors and permanent residents.
“There is also the potential for reconfiguration and higher yielding accommodation. The park has approval to reconfigure to a 105-site Manufactured Home Estate, providing potential for increased revenue. There is also scope to install higher yielding accommodation to further boost income.”
The park has a swimming pool, camp kitchen, and barbecue facilities .
Bundaberg has become one of Queensland’s most popular tourist and lifestyle destinations with excellent beaches and a rural atmosphere, yet with all the amenities of a regional centre with more than 75,000 people.
It has the second highest economic growth rate in Queensland, with a gross regional product of $5.07 billion.
The economy of Bundaberg is based primarily on agriculture, forestry, fishing and tourism, but it also has a major distillery and brewery industry that exports to international markets.
The city is served by the Port of Bundaberg and the Bundaberg Airport.
The area is the gateway to the Southern Great Barrier Reef and home to the first two islands of the reef, Lady Elliot Island and Lady Musgrave Island, both magnificent coral cays.
Bundaberg’s Central Business District sits along the southern bank of the Burnett River, about 20 kilometres from its mouth at Burnett Heads, where the river flows into the Coral Sea.
The city and suburbs sit on a rich coastal plain, supporting one of the nation's most productive agricultural regions.
Mr Jackson said the BIG4 Cane Village Holiday Park was a great opportunity to acquire a strong-performing, well-managed, mixed-use caravan park offering further upside across each income category.
