LAKES ENTRANCE, THE IDYLLIC SEASIDE resort in eastern Victoria is a fishing and tourism town with a goldmine at its Silver Sands.
Situated on more than 6000 square metres of General Residential (GRZ1) zoned land, the Silver Sands Tourist Park has been a home and big income for its present owner for almost half a century. It now has the potential to be subdivided into 20 separate titles.
Kamal Sharma from McDonald Hospitality Brokers has a $4.1m price-tag on the flourishing tourist park 320 kilometres east of Melbourne.
“The owner is 80 years old and after 47 years running the property he is looking to retire at last,” Mr Sharma said.
“He has been there so long that even the palm trees there were planted by him.

Lakes Entrance is situated on a channel connecting the magnificent Gippsland Lakes to Bass Strait and it has a population of about 5000.
But holidaymakers see the population mushroom in one of Victoria’s favourite tourism locations.
Mr Sharma said the Silver Sands was “a fantastic freehold going concern Tourist Park with options galore”.
“It is centrally located in a picturesque tourism mecca,” he said.
“This property presents three clear land titles and there is a huge opportunity for investors and developers to further sub-divide.
“The Silver Sands is a well-established tourist park business with a yield of approximately 7 per cent, but there is the opportunity to add all cabins to the existing site to maximize revenue.”
There are currently 11 cabins at the park, as well as a pair of two-bedroom units with private parking, and 25 powered sites.
The property has four drive-through large sites for bigger recreational vehicles, which in turn can be split into eight powered sites.
There is also a function room with kitchen, toilet, and outside seating.
A manager is well catered for with three-bedroom accommodation and office reception area.
There are two BBQ areas and a communal kitchen, an amenities block with men's and ladies facilities, a separate guest laundry, a fully fenced in-ground swimming pool, a table tennis room, a kids playground, and well maintained grass areas.
