There are not many locations in Queensland that have the advantages of the Cardwell Beachcomber Motel & Tourist Park
Even with management in place to run the operation this outstanding property is banking a 12 per cent return on investment.
Situated in Tropical North Queensland, the Cardwell Beachcomber Motel & Tourist Park occupies 2.64 prime hectares (6.08 acres) right on the Bruce Highway between Townsville and Cairns.
It has spectacular ocean and island views with esplanade and highway frontage.
Ryan Doughty, from Queensland Tourism & Hospitality Brokers, said the owners had revised their price down from $8million to $7million as an indication of their determination to sell.
“The property is returning 12 per cent on investment even after all the costs of management are accounted for,” Mr Doughty said.
“The owners have had the property for many years but live down south and are now looking to divest because they spend a lot of time overseas.”
Mr Doughty said accommodation options in Cardwell provided only limited competition to the Beachcomber.
“The position is what makes it really stand out,” he said.
“On one street frontage you have the ocean with great views out to the Barrier Reef Islands and the rear frontage is the Bruce Highway.
“Cardwell is one of only three places in Queensland where the Bruce Highway touches the ocean, and being almost exactly halfway between Townsville and Cairns it is perfectly located from a drive tourism point of view.
“You don’t need to leave the highway to stay in an absolutely superb beachfront location.”
The Beachcomber offers 28 beachfront motel units, 12 park view motel rooms, 15 cabins, six studio rooms and a cottage/house.
There are also 89 caravan sites, an inground pool and children's playground, as well as a camp kitchen, two amenities blocks, a guest laundry, and a dog wash.
The property also has a licenced restaurant, which is leased to a third party, a new modern workshop and a 45-kilowatt solar system.
There has been a Wi-Fi Upgrade to all the motel rooms.
Cardwell has a population of about 2000 and is 165 km north-west of Townsville and 182 km south of Cairns on Queensland’s lush Cassowary Coast.
Winds coming off the rugged Cardwell Range result in high rainfall and the area is a mix of thick rainforest, eucalypt woodland and tropical savanna. Off the coast is the Hinchinbrook Channel and Rockingham Bay which are both are part of the Coral Sea.
Islands nearby are Hinchinbrook Island, Goold Island and the Brook Islands Group. The Great Barrier Reef is further offshore to the east.
Mr Doughty said Cardwell had undergone a great deal of rejuvenation over the last 10 years.
“It’s got a beautiful esplanade and the Port Hinchinbrook development is undergoing an upgrade. Dredging around the marina is underway and that area will really be revived over the next 12 months or so,” he said.
“The fact that the owners have significantly reduced the price just shows they are serious about wanting to sell the property which is a great investment opportunity providing an outstanding return.”
