Cooktown has been an iconic destination for travellers ever since the great navigator James Cook ran aground on a reef near there in 1770.

Cook had to beach his ship beside the Endeavour River – named after his vessel – and he and his crew spent weeks on shore making repairs and interacting with the local indigenous people.

The town that grew there, Cooktown, is about a four-hour drive north of Cairns and a must-see destination for travellers from around Australia.

Increasingly it is also an important base for large numbers of government and private contractors.

“The owners have spent money regularly to maintain the park to a very high standard and two or three years ago put a new roof on the motel section. Quite a few cabins have recently been restumped with galvanised steel.

“There is a real luxury living space for managers or owners behind the reception area in a three-bedroom, two-bathroom home with a 68 sqm private timber patio.”

Mr Croghan said the same owners have had the property for 18 years and the same management couple have been running it for the last 12 years.

“That management couple would like to stay on if that’s possible – so incoming owners can have continuity of management with a team who know the park very well,” he said.

The park is priced at $3,750,000 and is set on more than 3 hectares of award-winning tropical gardens.

Mr Croghan said corporate clients and government contractors represented 60 per cent of the cabin and motel trade.

“There’s really not a lot of good quality accommodation rooms in Cooktown,” he said, “so this property is always sought after and does a great trade,

“There are also plans for a new hospital in Cooktown and all those workers will need to stay somewhere.”

The welcoming reception area at the Cooktown Holiday Park provides guests with essentials such as ice, fishing bait, drinks, and food. 

The camp kitchen is ideal for families and groups, offering three gas barbecues, a gas cooktop, microwaves, fridges, a large-screen TV, and a spacious undercover dining area. 

This overlooks a purpose-built resort-style pool with sun lounges. The park is serviced by both town and bore water, ensuring lush grounds year-round, and it includes two 26,000-litre rainwater tanks.

The amenities block features 16 unisex individual bathrooms, including two disabled bathrooms, each with a shower, toilet, and vanity. The guest laundry offers four washing machines and four dryers. The park handles its own linen, with a laundry facility located next to the reception area.
