An expansive 7.2-acre allotment at Emu Bay on Kangaroo Island’s untamed north coast is being marketed by ResortBrokers in conjunction with Century 21 on Kangaroo Island.
Offered for $1.2 million, the freehold land parcel enjoys spectacular ocean views and is less than two minutes’ drive from Emu Bay’s famed crystal-clear waters and pristine white sand that have made it one of the island paradise’s most prized spots.
Located 18 km northwest of Kingscote, Kangaroo Island’s main town and South Australia’s oldest European settlement, the allotment comprises eight bedrooms across three separate quarters and is presently being used as staff lodgings for workers of a local distillery.
The three quarters include a two-bed, one-bath manager’s residence with its own kitchen, lounge, office and sauna. The main building consists of four single bedrooms, each with allocated bathrooms, one queen bedroom with ensuite, two shared living areas, a kitchen and a large undercover decked area.
“The property would make for a beautiful permanent residence, holiday home, Airbnb or a mixture,” says ResortBrokers’ South Australia agent Kelli Crouch who is marketing the property in conjunction with local agent Michael Barrett of Century 21 on Kangaroo Island.
“Another potential use is staff accommodation. Many local businesses are struggling to get staff at the moment because of the lack of suitable rental accommodation on Kangaroo Island. This property is currently being used for that purpose and the existing owner would be happy to rent the site back from the new owners for a period of six to 12 months.”
Ms Crouch says there’s also the possibility to develop the site. Development planning consent granted in July allows for an additional nine accommodation pods, as well as a small conference/training space.
“In the right hands, a developer could see a huge return on investment by creating a unique accommodation offering that complements Emu Bay’s unspoiled natural environment,” says Ms Crouch.
“Kangaroo Island’s north coast remains underdeveloped and the recent development planning consent sets things up nicely for an incoming developer with vision.”
